Rehab properties:

The rehab properties are properties that need to be fixed. We have relationships with banks in the local market that will loan 75% of the ARV (after repair value). This FULL DOCUMENTATION loan will include the purchase price, fees and repairs so you can purchase and remodel with no money out of pocket. Cities like Kansas City are one of the few where you can purchase, remodel, still have 20% equity position, and cash flow with no money out of pocket.

Here is what you will need for a rehab loan.

70 – 75% REHAB LOANS BASED OFF AFTER REPAIR VALUE

last 2 years w2’s and tax returns
last 2 paystubs
last 60 days of assest statements
660 minimum credit score

Rehab loan will let you wrap purchase price, fees, and rehab cost into the loan.

draw type loan upon completion of work
6 month loan to purchase and remodel.
15 year term interest only payments and payments can be rolled into loan.

Buying rehabs all cash seems to be the quickest and easiest way to purchase these properties. Plus you have the best ROI once you refinance the property.

Typical out of pocket with all cash: 35k-55k

Typical cash flow with all cash: 600-900/month

For example: A property that cost 27k plus 20k to rehab will cost you 47k. With the ARV being 75k, after 1 year you can refinance at 75% which is 56k. Your ROI is now 118% not including the rent you collected for a year which will bump your ROI closer to 130%.
Performing Properties:

Performing Properties are properties that have already been rehabbed and have tenants already in them and they are already cash flowing.

We sell these properties at 75-80% of the market value. These properties can be purchased with 20-25% down. Our properties normally sell for 60-75k. ROI is normally 20-30%.
